In the usual course of selling your home, the listing agent typically only works with you and the agents of the potential buyer. So, the only time those unique talents of the salesperson are used, they’re used on you. What you should look for is the Realtor with amazing, marketing, negotiating and creative solution finding skills. By the way, that’s me.
Another thing to avoid is hiring the agent that presents you with the highest market value. It’s a trick that plays on your emotions with money. I may come to our listing appointment with a value in mind. However, until I see your home for myself, it is not possible for me, (or any agent, especially computerized formulas), to judge the value and level of emotional connection buyers are likely to have with your home. Once we establish the range of estimated value, and have confirmed your priorities, I’ll show you pricing strategies to help get the highest sales price while meeting your goals. I will also explain the benefits and risks of the strategy. Your risk comfort levels are unique to you and so they must be considered in our plan.
When it comes to buying your new home, that last thing you want is to be “sold” a home. You need an advocate that will listen to all your wishes and concerns and point out problems that might negatively affect you and your family, as well as providing ways for you to overcome issues if you have fallen in love with a home.
